Home updates by current owner (your seller) since home purchase in 2016:
" 2016: Entire kitchen and adjacent family room towards the deck were updated, also both bathroom vanities and toilets (not showers).
The kitchen and adjoining sitting area were completely upgraded in 2016. This included new appliances, cabinets, countertops, sink, lighting, and backsplash in the kitchen, as well as new floor tile, electrical, and plumbing in both rooms.
Both bathrooms were upgraded in 2016, except the showers were not included in the upgrade (although not updated, they work fine). The bathroom upgrades did include new floor tile, electrical, plumbing, cabinets, sinks, lighting, and mirrors in both bathrooms.
" 2016: New whole-house water treatment system installed.
" 2016 Fire and CO detectors installed - battery-powered (not hard-wired), 10-year life. Replace in 2026.
" 2017: Exterior deck rebuilt in redwood. Rear patio re-tiled.
" 2016: Landscaping upgraded.
" 2016???: Gutters added for roof drainage.
" 2016: Landscape contractor added a rainwater drainage swale (NW corner of property), as well as cisterns on the NW and NE property corners with underground-pipe drainage to the culvert on Homestead Rd, to ensure effective management of stormwater runoff. The current owners have never witnessed any stormwater flooding of the home or garage resulting from on-property stormwater flow, or from flow onto the property from adjacent properties.
" 2016: The age of the landscape irrigation system is unknown, but appears to be old. The current owner has had an experienced contractor maintain and repair the system as needed. The operation of the irrigation system requires frequent monitoring for proper sprinkler-head operation, and frequent minor adjustments in that regard.
" 2016: Upon current owner's purchase of the home in 2016, an inspection revealed limited termite damage in the hall bathroom (a small, discolored hole in the wall board). An exterminator eliminated those termites. Repair of that wall at the time required only a small wall-board patch and paint. The exterminator also injected termite pesticide around the entire foundation of the home to prevent future termite problems. Since then, the current owners have not noticed any termite damage, nor any appreciable termite activity in the house. They only see a lone termite every several months on some room's floor.

" 2019: The current owners have never noted any presence of or signs of mold in the home. This was confirmed via testing by a mold expert in 2019, with a negative finding.
" 2021: Vinyl floor planking was installed throughout the home, except for the kitchen and its adjacent room (they got new tile floors in 2016), and the bathrooms that had also been newly re-tiled in 2016.
" 2021: Entry-way skylight replaced
" 2023: Main spring of garage overhead door was replaced.
" 2024: Home exterior re-painted in August 2024. The stucco was in excellent condition and needed no repair. The redwood deck was also re-stained at this time.

" 2011-2012: Stucco repair and exterior painting
" 2013: Replaced gas heating furnace, AC unit, and gas water heater
" Roof: Prior owner did not state when roof was last re-shingled. The current owner doesn't see evidence of significant shingle degradation, nor has the current owner ever experienced a roof leak.
